Job Description:

  • The candidate must be capable of handling end-to-end construction execution of multiple projects at multiple locations as well as large-scale residential projects. The candidate will handle the day to day operations of the Project Execution Teams and coordinate with the supporting teams as follows:
  • Project Execution & Contractor / Labour Management:
    Candidate has to ensure that all projects are progressing as per the schedule / quality standards and budget by mobilizing his in-house team / manpower / materials.   • Contract Management & Cost Controls:
    Contribute to Project Objectives through the effective development, negotiation and review of the contract management essential for the successful operations of the project Prepare Preliminary Estimates, Cost Plans, Feasibility Studies and Detailed Project Reports (DPRs) and Budgets. Prepare, issue and review all Tender Documentation – Request for Proposals (RFPs) in line with the Project Brief. Conduct negotiations, assess competitive tenders and recommend and assign contractors, suppliers and vendors. Management of all the contractors, vendors and suppliers in accordance with executed documents and monitoring them on the various parameters for performance. Perform a costing analysis across every project on a quarterly basis. Prepare costing reports and monitoring same effectively and in a timely fashion.   • Know price details including registration, MES, water charges, parking and sales tax charges. In order to know this, pricing charts corresponding to areas should be prepared for easy reference including all of the above charges. You should also keep handy all prices for additional area or facilities that are requested by customers and You must use your discretion in preparing the customers instalment payment schedule for instance, for a building that is 75% complete then the initial payment amount collected must be equivalent to at least 80% of total payments.
  • Know stage of construction/dates of completion. You must visit the site periodically so that you are aware of the colour of fittings, stage of completion of building and each flat.
  • Know water availability at all KG projects. If available, Kings Institute Certification must be shown for the quality of water.

  • Know lowest loan rates available in the market, loan EMI calculations & procedures.
  • Maintain very good relations with all banking and financial institutions and strive to develop new relations with banks for tie-up in Advertising and marketing schemes for KG projects. Any and all of their requirements should be met without undue delay. To perform this function efficiently you should be contact with the said lending organisations, note the contact names of their important executive and make yourself an expert in their procedures, forms etc.
  • Ensure that major lending organisations, banks and financial institutions include KG as an approved builder so that our customers can process their loans with greatest ease.
  • Responsible for working with advertising and marketing agencies in preparation, editing and presentation of KG advertisements in various newspapers, journals etc.
  • Read all sale agreements and be very knowledgeable in all its contents and you must prepare before hand the Builders Agreement and U D S Sale Deeds duly verified so as to have them ready at a moments notice. Sufficient copies must also be kept ready for distribution to customers while ensuring that one Master copy is kept safely in the office at all times. It is also your responsibility to obtain Encumbrance Certificate (EC) for each project and kept in file for giving to the customer on demand at a moments notice.
  • You must be aware of competitor builder projects, pricing, location, specification, amenities and reputation. You must also be aware of different kinds of advertisement and marketing done by competitor builders. You must visit competitor builder projects periodically to understand their quality and features offered for comparison with KG projects. You must build a file of all important ads from competitor builders and Government organizations pertaining to the building field and give as a model for the reference of KG.
  • Must be able to answer all the customer queries honestly and in a professional manner. You must follow up with customers in obtaining outstanding payments and payments for any/all extra amenities requested from KG. In addition, follow-up must also be done with Site Engineers to
  • Make sure that the extra amenities requested by the customers have been completed. You must develop a good rapport with the customers and understand all their needs.
  • You shall build a file for each customer you are handling, wherein you will include copies of all agreements, receipts, correspondence with the customer etc. for efficient handling.

    The duties of a contracts manager may include:

  • Preparing tenders for clients and commercial bids to help bring in new business
  • Developing and presenting project proposals
  • Meeting with clients to find out their requirements
  • Producing plans and estimating budgets and timescales
  • Discussing, drafting, reviewing and negotiating the terms of business contracts
  • Agreeing budgets and timescales with the clients
  • Managing construction schedules and budgets
  • Dealing with any unexpected costs
  • Attending site meetings to monitor progress
  • Acting as the main point of contact for clients, site and project managers
  • Working with third parties to ensure that everyone understands their roles and responsibilities
  • Making sure construction projects meet agreed technical standards
  • Liaising with technical and financial staff, sub-contractors, legal teams and the clients own representatives
  • Overseeing invoicing at the end of a project
  • Working on-site and in an office.
